Booking & Cancellation Policy

We understand that plans can change, and we aim to make our booking process as clear and fair as possible. The following policy outlines how cancellations are handled for all stays at Arkadia Farm.

Bookings & Deposit

We take full payment of your stay at point of booking. This secures your booking and reserves your pitch on the selected dates. By completing your reservation and paying, you agree to the terms of our cancellation policy.

Booking Amendments

We understand that you may need to amend your booking. We will try to accommodate date changes where possible, subject to availability. Any amendments requested within the cancellation windows above may still be subject to the relevant charges. Please contact us directly and promptly if you require to make any changes.

Cancellations & Refunds

We kindly ask guests to notify us as soon as possible if they need to cancel their stay. Our cancellation terms are as follows:


Cancellations made more than 7 days before your stay
You can cancel your booking for a full refund.


Cancellations made 7 days or less before your stay
These cancellations will result in a 50% charge of your total stay.


Cancellations made 3 days or less before your stay
These cancellations will result in a 100% charge of your whole stay.


These timeframes allow us to manage our small number of accommodations responsibly and offer availability to other guests where possible

No-Shows

If you do not arrive for your stay without prior notice, the booking will be treated as a cancellation within 3 days of arrival and will be charged at 100%.
